Enforcement is a schedule, not a conversation

Tenants pay online, with autopay available, so the default path is the easy one. When a payment misses, the notice goes out on the day the lease specifies — not when someone gets to it. Late fees are assessed as written.

That consistency is most of the job. Owners who self-manage tend to lose money not on the tenant who never pays, but on the tenant who pays a week late every month because nothing happens when they do.

What happens when an account goes delinquent

If an account moves past the notice stage, we escalate along the path Texas law lays out — written notice to vacate first, then a forcible detainer suit filed in the justice court for the precinct where the property sits, if it comes to that. You are told at each stage, before it happens.

Most delinquencies resolve at the notice stage. The ones that do not are handled through our eviction service, which is included in monthly management.

Money arrives on a known date

Collected rent, less the management fee and any approved expenses, is disbursed by the 10th of each month. The statement itemizing it is in your owner portal the same day, and every invoice behind a line item is attached to it.

Rent Collection Questions

When do I receive my rent each month?

Collected rent is disbursed by the 10th of each month, less the management fee and any approved expenses, with an itemized statement posted to your owner portal at the same time.

Does rent collection cost extra?

No. Rent collection, late-fee enforcement, disbursement, and monthly statements are all included in the flat $100 monthly management fee.

Who keeps the late fees?

Late-fee handling is set out in your management agreement and we walk through it before you sign. The point of the fee is deterrence — it exists to make on-time payment the easier option for the tenant.

What happens if a tenant simply stops paying?

We issue the written notice to vacate that Texas law requires, and if the account stays unresolved we coordinate a forcible detainer filing in the appropriate justice court. Eviction coordination is included in monthly management.
