Property Maintenance Services
Deferred maintenance is the most expensive thing an owner can do slowly. We triage requests by urgency, dispatch vendors we have vetted, and keep the paper trail so a small repair never becomes a capital event.

Triage, then dispatch
Requests arrive through the tenant portal with photos attached and are triaged by urgency. A no-cooling call in August and a running toilet do not get the same response time, and treating them the same is how owners end up paying emergency rates for routine work.
Habitability and safety issues — no heat, no water, no cooling in Central Texas summer, gas smell, active leak — are handled 24/7. Texas Property Code §92.056 places a repair duty on the landlord for conditions that materially affect health and safety, and we manage to that standard rather than to a convenient one.
Your threshold, your approval
You set the dollar figure above which we come to you before spending. Below it, we act, because a $180 repair does not need a phone call and a delay. Above it, you get the diagnosis, the quote, and our recommendation.
Repair coordination is 10% of the vendor invoice, capped at $250 per job — on a $400 repair that is $40, and on a $12,000 roof it is $250 rather than $1,200. We do not mark up vendor pricing on top of it, and there is no fee at all for handling an insurance or home-warranty claim.
Central Texas has a repair calendar
The work here is seasonal and predictable: cooling systems carry a long, hard summer load; spring brings hail; hard freezes like February 2021 burst uninsulated pipes; and expansive clay soils move foundations through drought and rain cycles. We schedule preventative work against that calendar instead of waiting for the failure.
The Process
Tenant submits the request
Through the portal, with photos, timestamped — so there is a record of when the issue was first reported.
We triage it
Urgency assessed within one business day; emergencies dispatched immediately, around the clock.
Vendor dispatched or owner consulted
Below your approval threshold we send a vetted vendor. Above it, you get the quote and recommendation first.
Work verified and documented
Completion confirmed with the tenant, invoice filed to your portal, and the repair added to the property history.

Property Maintenance Services Questions
How are maintenance requests handled?
Tenants submit requests through the online portal with photos. We triage by urgency within one business day, dispatch a vetted licensed vendor, and notify you for anything above your pre-approved spending threshold. Emergencies are handled 24/7.
What does maintenance coordination cost?
Coordination is 10% of the vendor invoice, capped at $250 per job. We do not mark up the vendor's pricing on top of that fee, and insurance and home-warranty claims are handled at no charge.
Can I use my own contractor?
Yes, provided they are licensed, insured, and willing to work to our response-time and documentation standards. Many owners keep a preferred HVAC or plumbing vendor and let us handle everything else.
What counts as an emergency?
Anything affecting habitability or safety: no heat, no cooling during Central Texas summer, no water, an active leak, a gas smell, or a security failure like a broken exterior door. These are dispatched around the clock.
