Flat $100 monthly management, any rent, no tiers. Leasing is $1,200 flat. Lease renewal is $200 and includes one mid-tenancy inspection. Repair coordination is 10% of the vendor invoice, capped at $250 per job. Home-warranty and insurance claims carry no fee. Inspections are $100, with move-in and move-out performed as standard. Tenants pay a one-time $150 lease administration fee at signing and an application fee — there is no recurring monthly resident fee.

Nothing is. Here's the arithmetic, and you can check every line of it against the companies you're also calling.

  • The big names here — PMI, Real Property Management, Keyrenter, All County, HomeRiver — are franchises. A slice of every dollar you pay them leaves Williamson County as royalty and national ad spend. We don't pay one.
  • The systems for screening, statements, maintenance and inspections were built over eighteen years to run our own portfolio. They already exist. Most managers our size are still paying for them by the door.
  • We do charge 10% to coordinate a repair — and we print it, and we cap it at $250 a job. Most managers charge something similar and never put it on a page. On a hailed roof that's the difference between $250 and $1,200.

Why It Works as a System

These Services Are Not Independent

Screening quality determines rent collection. Rent collection determines whether an eviction ever becomes necessary. Inspection records determine whether a deposit deduction survives a challenge. Maintenance response determines whether a good tenant renews.

Split those functions across separate vendors and the seams are where money leaks — the leasing agent who places a marginal tenant because placement is all they are paid for, or the maintenance company with no reason to care about renewal. Running them together is the point of full-service management, and it is why the monthly fee is a flat $100 rather than a slice of your rent — we are paid the same whether your house rents for $1,400 or $4,000, so nothing we recommend is shaded by what it does to our own invoice.

How much does property management cost in the Austin area?

Blackbuck charges a flat $100 a month for ongoing management, whatever the rent — no tiers and no percentage. Tenant placement is $1,200 flat, charged once when we place a tenant. Lease renewals are $200 and include a mid-tenancy inspection, and inspections are $100 each. Repair coordination is 10% of the vendor invoice, capped at $250 per job. There are no setup fees and no hidden charges.

Are there any setup or onboarding fees?

No. Setup is free, and there are no technology fees, onboarding fees, or charges for listing and marketing a property. There is also no fee for handling an insurance or home-warranty claim, and no management fee at all in a month the home sits vacant. The fee schedule on this page is the whole fee schedule.

Am I locked into a long-term contract?

No. Management runs month to month with no fixed term — you can end it with 30 days' written notice at any point, and there is no termination fee and no early-termination penalty. Texas requires a written management agreement for a broker managing property on your behalf, so there is one, but it does not commit you to a minimum period.

Can I choose individual services instead of full management?

Tenant placement can be purchased on its own if you intend to self-manage afterward. Rent collection, maintenance coordination, inspections, renewals and eviction handling work as a system, so those are managed together under the monthly fee.

How long does it take to place a tenant?

Our average time from listing to signed lease in the suburbs north of Austin is 14–21 days, depending on the property's condition, pricing, and the season.
