The arithmetic of a renewal

Turnover is not one cost, it is four: the vacant weeks, the make-ready, the placement fee, and the risk that the next tenant is worse than the one who left. Against that, the last $50 of a rent increase is rarely worth chasing.

We model the renewal against the alternative — what the property would actually re-lease for, and how long that would take — and bring you a number with the reasoning attached rather than a default percentage.

Start at 90 days

Renewal outreach begins about 90 days before expiry. That is enough time to negotiate, to give proper notice if the tenant is leaving, and to have the property listed before it is empty rather than after.

It also gives us room to set the new term deliberately. A lease that expires in December is a lease that will re-let slowly; steering the renewal term toward spring or early summer is worth real money over a holding period.

When not to renew

Sometimes the right recommendation is not to renew. Chronic late payment, lease violations, or a rent that has fallen well below market can all make a clean turnover the better outcome. We will say so, handle the non-renewal notice, and move straight into re-leasing.
