Property Inspections
A deposit dispute is won or lost at move-in, not at move-out. Documented condition at both ends — and a look in between — is what turns a disagreement into a matter of record.

Why the mid-tenancy inspection matters most
Move-in and move-out inspections protect the deposit. The mid-tenancy inspection protects the asset. It is where you find the slow leak under the sink, the filter that has not been changed since the lease started, or the unapproved pet — while each is still cheap.
It is also where lease compliance gets verified: occupancy, alterations, and the landscaping standards an HOA will otherwise cite you for.
Documentation that holds up
Every inspection produces timestamped photographs and a written condition report, stored permanently in your owner portal. When a deposit deduction is questioned, the comparison between the move-in and move-out record is the answer.
Texas Property Code Chapter 92 requires a landlord to account for a security deposit within 30 days of the tenant surrendering the property. Having the condition record already assembled is what makes meeting that deadline routine.
Priced per visit
Inspections are $100 each, and move-in and move-out inspections are performed as standard. Mid-tenancy frequency is yours to set, and most owners choose annually or semi-annually — a lease renewal includes one at no extra charge.
The Process
Move-in inspection
Complete photo and written record of condition before the tenant takes possession, acknowledged by the tenant.
Mid-tenancy inspection
A scheduled condition check with proper notice — catching deferred maintenance and verifying lease compliance.
Move-out inspection
Condition assessed against the move-in record, with damage separated from normal wear.
Deposit accounting
Findings feed the deposit accounting, supported by the photo record and delivered within the statutory 30-day window.

Property Inspections Questions
How much does a rental property inspection cost?
Inspections are $100 each, with move-in and move-out performed as standard. Mid-tenancy inspections are scheduled at whatever frequency you choose, and a $200 lease renewal includes one.
How often should a rental be inspected?
Move-in and move-out are essential. Beyond that, most owners we work with choose an annual or semi-annual mid-tenancy inspection — often enough to catch deferred maintenance while it is still inexpensive.
Can you inspect a property while a tenant is living there?
Yes. Mid-tenancy inspections are scheduled with proper advance notice to the tenant, in keeping with the lease and Texas law.
Do inspection reports help with security deposit disputes?
That is largely what they are for. A timestamped move-in record compared against the move-out record is the evidence that distinguishes tenant damage from normal wear, and it is what supports a deduction if one is challenged.
