What full-service actually covers

Full-service management means there is no part of the job left on your desk. We handle the lease-up, the tenancy, and the turnover — and the pieces between them that owners usually discover the hard way: the vendor who does not show, the late-fee notice that has to go out on the right day, the deposit accounting that has to be right within 30 days of move-out under Texas Property Code Chapter 92.

You keep every decision that matters. Approval thresholds for repairs, renewal pricing, and whether to accept a given applicant are yours. We bring the recommendation and the data behind it.

Priced to align with your results

Management is a flat $100 a month, whatever the rent — the same figure on a $1,400 house and a $4,000 one. If the property is vacant, there is no management fee at all. Tenant placement is a one-time $1,200, renewals are $200 and include a mid-tenancy inspection, and setup is free.

There are no onboarding fees, no technology fees, and no markup on maintenance beyond the published 10% coordination fee, which is capped at $250 per job. What you see on this page is what appears on your statement.

How much control do I keep over my property?

You set the maintenance approval threshold, approve renewal pricing, and retain final say on rent. We handle execution and bring you the analysis behind each recommendation. Day-to-day tenant contact, vendor dispatch, and compliance are ours.

How do I get paid?

We collect rent, deduct the management fee and any approved expenses, and disburse the balance by the 10th of each month with an itemized statement in your owner portal.
