I-35 is a soil boundary as much as a highway. East of it, Pflugerville and Hutto sit on the expansive Blackland clay that moves foundations through drought and rain cycles. West of it, Cedar Park, Leander and much of Round Rock and Georgetown sit on limestone and caliche, where the problems run differently.
The same split shows up in housing stock. Leander and Hutto are almost entirely post-2000 construction; Round Rock and Georgetown carry decades of older inventory with the systems risk that comes with it. A company managing across half of Texas cannot price that difference into a maintenance reserve. We can, because we work in six cities.

Do you manage properties in Austin proper?
Our focus is the northern suburbs, where our vendor network and market knowledge are deepest. If you own a property just outside the six cities listed, call us — we will tell you honestly whether we are the right fit rather than stretching coverage we cannot service well.
Does pricing change depending on the city?
No. The published fee schedule — a flat $100 monthly management fee, $1,200 placement, $200 renewal, $100 inspections, repair coordination at 10% of the vendor invoice capped at $250 per job, and no setup fee — is the same across every service area.
Why do you only serve six cities?
Because local knowledge stops being real past a certain radius. Soil type, hail exposure, HOA rules, school attendance zones and vendor availability all change city by city, and a 24-hour response commitment depends on vendors who can actually get there.
