Leander is the only suburb north of Austin where a tenant can leave the car at home. It is also the one where an owner is most likely to be blindsided by carrying costs — MUD and PID levies stack on top of property tax, and Phase 2 water restrictions limit irrigation to a single overnight window a week while the HOA still expects a green lawn.
The Only Suburb at the End of a Rail Line
Leander is the northern terminus of CapMetro's MetroRail Red Line — a 32-mile, ten-station route with a full trip of about 62 minutes into downtown Austin, and a park-and-ride station with more than 600 spaces. Georgetown, Cedar Park, Round Rock, Pflugerville and Hutto have no rail station at all. This is the single most defensible marketing claim any of these cities can make, and it belongs at the top of a Leander listing.
It attracts a specific tenant: someone who works downtown, wants suburban space and school access, and does not want to drive I-35 or MoPac twice a day. That renter searches differently and tends to weight proximity to the station heavily, which means a home's distance from the Leander station is a real pricing input here in a way that no other city in our service area has.
Two developments compound it. Northline is a 115-acre transit-oriented downtown district under construction around the station — a city-defining project with no equivalent in Cedar Park or Liberty Hill. And the 183A toll road's Phase III extension opened on 9 April 2025, running 5.3 miles from Hero Way in Leander to Highway 29 in Liberty Hill and taking the road to nearly sixteen miles, which improved the reverse commute to the Parmer Lane tech corridor.
Phase 2 Means One Day a Week, Overnight
Leander has been under Phase 2 water conservation since 16 January 2025. Per the City, Phase 2 "limits landscape irrigation by automated systems, hose-end sprinklers, soaker hoses and drip irrigation to ONE DAY A WEEK... based on the ending number of the address," and only within overnight hours — midnight to 7am, or 7pm to midnight.
Note the vocabulary. Leander says "Phase" where Cedar Park and Round Rock say "Stage", and its schedule is set independently because its water comes from Lake Travis through the Brushy Creek Regional Utility Authority plant, with a smaller Sandy Creek backup. A controller programmed to a neighbouring city's rules will water on the wrong day and earn a citation.
This creates the specific bind Leander owners live with. Active HOAs — Crystal Falls maintains a formal Landscape Design Manual — enforce lawn standards, while the city permits watering one night a week. Over-water and you risk citations; under-water and the turf dies, the HOA writes to you, and re-leasing costs more. It is also a foundation issue: erratic watering on expansive clay is worse than consistent watering. Limestone Hills, Clay Valleys
Leander sits where the Hill Country meets the Blackland Prairie, and that boundary runs through the city rather than around it. The clay here is Houston Black and Taylor Black, with plasticity indices often above 40 — high enough to move a slab measurably between drought shrinkage and heavy-rain swelling. Hilltop communities like Travisso and Crystal Falls sit on shallower limestone with their own drainage behaviour.
Construction is predominantly slab-on-grade; basements are impractical given both the shallow bedrock and the clay. Exteriors are brick or stone veneer with fibre-cement accents, often full masonry on lower stories. The symptoms of movement are the standard ones — sticking doors, sloped floors, cracks through brick veneer — and homes built from the 1990s through the early 2010s are now old enough to show them.
The topography also creates the scenic premium that prices Travisso and Crystal Falls above the rest of the city, so this is not purely a liability. It does mean drainage and grading deserve more attention on a hillside lot than a flat one, and that proactive, consistent perimeter watering matters more here than the once-a-week irrigation rule alone would suggest.
The Same Community Can Feed Different Schools
Leander ISD is the demand engine — per the district, it "stretches across almost 200 square miles... more than 42,000 students across 49 campuses... more than 6,000 educators and support staff," and Niche ranks it second statewide for teachers. It is also one of the largest employers in the city in its own right.
The complication is granular rather than citywide. LISD attendance zones straddle Williamson and Travis counties, and different streets inside a single master-planned community can feed different campuses — Crystal Falls, for instance, may zone to Vista Ridge or to Leander High depending on the address. Campuses appearing across local data include Whitestone, Winkley, Knowles and Block House Creek elementaries, Running Brushy Middle, and Leander, Rouse, Glenn and Vandegrift high schools.
So "in Crystal Falls" is not a school claim, and marketing it as one produces applicants who withdraw at the verification step. We confirm the campus by exact address before a listing goes live, and price against comparables in the same zone rather than the same subdivision.
July 4, 2025 and the Atlas 14 Redraw
Most Leander homes sit in low-risk FEMA Zone X. But the July 2025 Central Texas floods produced the greatest flood of record for the North Fork San Gabriel River near Leander, and Williamson County and City floodplain maps are being redrawn upward using Atlas 14 rainfall data. The practical implication is uncomfortable but simple: current FEMA maps may understate risk, and a parcel that is outside a mapped zone today may not be after the redraw.
Parcels mapped into Zone A or AE near Brushy Creek, Block House Creek, the South San Gabriel or the North Fork San Gabriel trigger lender-required flood insurance. Per First Street/Risk Factor data republished on listing sites, about 15% of buildings in ZIP 78641 carry some flood risk over the next thirty years — though that is a whole-ZIP thirty-year metric, not a parcel count, and should not be read as a statement about any specific home.
We verify individual parcels through FEMA maps or City Engineering, which handles floodplain and Base Flood Elevation determinations, rather than generalising from the ZIP. Alongside flood, the two other climate risks here are the familiar ones: Hail Alley storms that cut asphalt shingle life to roughly 15–22 years, and freeze — AIR Worldwide estimated Texas insured losses from Winter Storm Uri "appear likely to exceed $10 billion", with burst pipes the dominant claim type.
MUD and PID: The Carrying Costs Owners Miss
Because Leander grew so recently, a large share of its homes sit inside an active Municipal Utility District or Public Improvement District. These levy on top of your base property tax, and they are the single most common reason a Leander rental underperforms the spreadsheet that bought it.

Owners who skip that step routinely discover hundreds of dollars a month in non-mortgage carrying costs after closing.
Zillow Calls This Market "Cool". Price Accordingly.
Leander has a deep single-family rental market — 360 to 490 active listings at any time — and softening rents. Both facts point the same direction for an owner right now: compete on price and speed, and budget for a longer vacancy than you needed two years ago.
Single-family house rents run roughly $2,300 to $2,760 depending on source and bedroom count — Homes.com puts the median home rent at $2,300, Apartments.com the house average at $2,590, HAR four-bedrooms near $2,433, and Zillow three-bedrooms at $2,100 against four-bedrooms at $2,760. That range blends listing-site methodologies rather than a single authoritative dataset, so use it to bracket, not to price.
The overall market is roughly flat year over year, Zillow rates it "COOL", and RentCafe recorded apartment rents down about 5% — a signal of soft demand meeting high new supply through 2025 and 2026. About 24% of Leander households rent, 5,749 against 17,824 owner-occupied.
There is a genuine data gap here worth naming: no source publishes a true single-family rental vacancy rate or rental days-on-market for Leander, and for-sale days-on-market figures diverge wildly, from around 28 days for in-demand resale to Movoto's ~110 days in April 2026. We price against live comparable leases in the specific community rather than any citywide aggregate, because a Travisso home and a Block House Creek home are not competing for the same tenant.

How long is the train commute from Leander to downtown Austin?
About 62 minutes for the full trip on CapMetro's MetroRail Red Line, of which Leander is the northern terminus — a 32-mile, ten-station route. The Leander station has more than 600 park-and-ride spaces. It is the only commuter rail station in any of the six cities we serve, and for tenants who work downtown it is often the deciding factor.
What is a MUD or PID, and how much will it cost me?
Both levy on top of your base property tax to fund community infrastructure. Several Leander MUDs — #1, #2 and #3 — levy $1.00 per $100 of valuation; a lighter load of about 0.35% on a $450,000 home works out near $1,575 a year. Newer sections carry higher rates that decline as bonds are repaid. It does not affect management, but it materially changes net yield, so we screen for it before recommending a rent.
What are Leander's watering rules?

HVAC, and possibly twice — two-story homes here frequently carry two separate systems, one per floor. Compressors and evaporator coils in the earliest master-planned sections, Crystal Falls, Savanna Ranch and Mason Hills, are reaching common replacement age now. After that: roof, since Hail Alley storms cut architectural asphalt life to roughly 15–22 years, and Class 4 impact-resistant shingles earn premium discounts of roughly 15–28% from major Texas carriers.
