We manage a variety of rental properties in the North Austin area including:

How to Apply

Applying for one of our rental properties is simple.

Step 1: View Available Listings

Browse our current listings and select the property that fits your needs.

Step 2: Submit an Application

Complete the online application for the property you are interested in. Applications typically require:

  • Basic personal information

  • employment verification

  • rental history

  • background and credit screening

Step 3: Application Review

Applications are reviewed based on qualification criteria including income, credit history, and rental history.

Once approved, we will contact you to move forward with the lease agreement and move-in process.

Tenant Portal

Current tenants have access to an online portal.

The tenant portal allows residents to:

• pay rent online
• submit maintenance requests
• view lease documents
• communicate with management
• access important property information

Rent Payments

Tenants have multiple options available for paying rent.

Accepted payment methods include:

• ACH bank transfer
• credit or debit card
• Zelle
• cash payments at participating retail locations
• check payments

Online payments can be made securely through the tenant portal.

Please note that certain payment methods may include processing fees.

If your rental property requires maintenance, please submit a maintenance request through the tenant portal.

Submitting requests online allows us to:

• respond quickly
• track maintenance issues
• coordinate with vendors efficiently

For emergency maintenance issues, please contact our office immediately.

Emergency maintenance may include:

• major water leaks
• loss of heating or cooling during extreme weather
• electrical hazards
• flooding

Non-emergency maintenance requests should always be submitted through the tenant portal.

Lease Renewals

As your lease approaches expiration, we will contact you to discuss renewal options.

Renewing your lease allows you to continue enjoying your home without interruption. Our goal is to make the renewal process simple and straightforward.

Moving Out

If you plan to move out at the end of your lease, please review your lease agreement for notice requirements.

Typical move-out procedures include:

• submitting written notice
• scheduling a move-out inspection
• returning keys and access devices
• providing a forwarding address for your security deposit

Following these steps helps ensure a smooth move-out process.

Tenant Responsibilities

To help maintain a positive rental experience, tenants are expected to:

• pay rent on time
• keep the property clean and well maintained
• report maintenance issues promptly
• follow lease terms and community rules
